DESIGN REVIEW COMMITTEE

The Design Review Committee (DRC) coordinates with homeowners about exterior changes or additions to homes or property. The committee ensures that proposed changes are in line with the conditions and restrictions of the HOA covenants. (see Article XI General Restrictions starting on page 14 - 23.)

Before starting an exterior home improvement project such as a fence, dog run, swimming pool, deck enclosure, retaining wall, hot tub, gazebo, or other structure, you must submit a written plan to the DRC.

Design Review Committee: Who We Are

City Building Permits

Smithville requires building permits for projects in Greyhawke at the Lake. Permits are required for construction, renovation, moving, demolition, structural alteration, or change in the use of a building or structure affixed to the ground.

You are responsible for (a) determining whether a building permit is required for your project and (b) obtaining the building permit. The DRC does not review your plan for building code conformance. According to City of Smithville, home improvement projects that require a building permit include, but are not limited to:

  • deck

  • fence

  • pool

  • electrical,

  • mechanical

  • plumbing work

  • lawn irrigation system ( Incidental Construction Permit Application).

Prior to commencing any such work, you should verify whether a permit is required first. If work begins prior to the issuance of a permit, the regular permit fee will be double.  For all incidental construction, you must submit an incidental construction permit application.
